When perfoming a general inspection, I may observe signs of 'organic growths', and conditions which may promote those growths, but until it is tested i can neither know nor say if it is indeed "mold" let alone if it is a toxic variety. Only way to know is to test.
Now mind you, there are several MILLION species of known molds in America alone and still more are being discovered.
If we see something that looks like it, i can take a surface sample for lab analysis (a non viable test to identify if there is mold present)
The cost per sample is ONLY $75.
2 separate sample for ONLY $115.
Test results within 2 - 3 days, or sooner.
The test is independent of the Inspection report.
It CAN be included with an inspection or sampling can be done without a home inspection.
Hoever, should i be inspecting the home and observe questionable organic growths and you decide that you would rather NOT have me test the material, I will need you to sign a Mold Waiver.
IF THER ARE MORE THAN 2 AREAS OF SUSPECTED MOLD I WILL RECOMEND A CERTIFIED MOLD INSPECTOR OR INDUSTRIAL HYGENIST DO ADVANCED TESTING WHICH WILL BE BILLED SEPARATELY BY THEM AND CAN BE FROM $300 TO $2500.
